I am closing on house tomorrow morning. Listed for 29,000. agreed on 23,000. way below worth. See I owe taxes and got leins.need to sell bad. House is a beauty, remodled. I already did everything they wanted in the contract, back roof, siding, electric, ect... spent $1000. They had already knew about wet basement, they did a walk through tonight while it was pouring down rain and they saw a stream of water coming in. They asked if I would lower the price more. I said no way in HELL. They already got the house at a discount, I'm scarred they are going to pressure me tomorrow. I'm ready to filp out on them, and start swearing. Any tips on what to say to them would be greatly appreciated. I'm only getting back $12, 674.56 Thats not alot of money to me, and I can not afford the extra loss. They have been bleeding me dry ever since the agreement and I had no idea I would have to spend so much. See I'm a contractor so they are geting the work done cheep. But I did all I could. PLEASE HELP!

They absolutely knew because they were concerner about where I had put the fench drain in, because of water in the first place. They saw water on the floor when they saw the house for the first time. And I told them about it, it was the first thing I told them about actually.
It is being sold through a differnet company than who it is listed through, and the buyers agent is a real @~*!

In Wisconsin, on the offer to purchase there is a deadline as to when they can give you a list of defects they would like you to change. Since it looks like they already gave you a list (roof, siding, electric) and you cured those problems, they cannot pile more onto you. They were aware of the basement problem and if they were concerned about that, they should have submitted that to you when they gave you the list of defects. Are you working with a real estate salesperson? If so, allow the agent to explain the right to cure and the deadline. If not, explain to them that they were made aware of the problem and it's too late to remedy it, either by fixing the problem or deducting money from the price. Good luck!

Where in Canada do you want to live? The answer to your question could be anywhere from $1000 per month to rent a furnished 2-bedroom house, to $3000 or more.

I'm looking for a water filtration solution that works as well as water distilliation -- a single unit or multiple units that remove *EVERYTHING* from the water.

I have inquired Polar Bear distillers about whether their systems could be used on a whole house and they told me that they could not -- is this true? Couldn't multiple distillers, or distillers linked to larger storage tanks be used together?

What are some of the products out there and how can these products be installed and/or linked together? Can you use a softener, a Reverse-Osmosis and a UV filter all at once, for instance? Are there systems that do all of this without having to "chain" them together?

Please do not let cost considerations inhibit replies -- I would like to know about systems in all price ranges. Thank you!

I put in a Rayne system to do just this. It can be used with a Reverse Osmosis and UV filter at the same time. They are expensive units, but mine came with a lifetime warranty. Glad it did, too, because my pressure regulator blew the tank and even though it was caused by something outside of the unit, they replaced it for free.

i just moved to maine(portland) in february...any area of portland itself is great--very safe, very little or no crime---portland isnt exactly a "city" per se, most people refer to it as a large town-- if you really want out of the city though you can try south portland or cape elizabeth to the south and falmouth/yarmouth to the north---- all are only a few minutes from portland---portland and its suburbs are pricey but relatively affordable compared to the rest of the country---nice house in a good area (large as you wanted) will probably run you around 250k BUT the taxes will kill you

Hi, I am thinking of replacing my 30+ years old oil-fired water boiler used to heat up the house with forced water through radiators with a modern energy efficient unit.

I found some companies with real nice looking boilers on the internet but they did not put any prices! I just want ball park figures only for the equipment so I can decide if I can even afford it or not?

Basic size steel units 85000-150000 btu with no domestic coils in it go for 1000-1700$. Cast iron boilers cost 10-15%more. all have an average eff rating of 80-86%. Energy kenetics boilers (System 2000) cost 2600-3300$ and have 85-92% efficiency. These are contractor prices not homeowners. Hope that helps. General install cost 3500-5500$ with labor and materials.
